Why This Exists

You’ve sent good briefs into silence before.

You send the details. You wait. Nobody responds — or worse, your brief travels through a chain of five intermediaries, the price grows at every step, and the version that finally reaches a developer no longer resembles your property.

When most deals in this market collapse, it isn’t because the land was bad. It’s because nobody verified anything before serious people sat down. Site visits are wasted on properties that never qualified. Titles are questioned after letters of intent are signed. And the person who brought the opportunity — you — absorbs the reputational cost.

Boreal was built to fix the step where deals actually die: the step before the introduction.

What We Are

What Boreal is and is not

Boreal is

a real estate verification and intelligence firm. We assess opportunities, verify documentation and mandate authority, and match certified briefs to developers whose acquisition criteria we hold on file.

Boreal is not

a listing platform, a brokerage, or another link in the chain. We don’t circulate your brief. We don’t take your property to market. One verified opportunity reaches one matched buyer.

We earn when deals close — not when introductions are made. Our incentives are yours.

The Process

What happens after you press submit.

  1. 1

    Submission received

Your brief is checked for completeness the same day. If anything is missing, we tell you exactly which fields — we don’t leave you guessing.

  2. 2

    Six-lens review

We assess clarity, mandate authority, viability against current district pricing, title risk, buyer alignment, and execution capacity. Legal and survey partners are engaged where professional verification is required.

  3. 3

Your answer — within 48 business hours

Active, Conditional, or Archived. Whichever it is, you hear from us, with reasons.

  4. 4

    Matching

Active briefs are matched against documented developer acquisition criteria. Your opportunity goes to the right buyer — not to a broadcast list.

Inside the six-lens review

Where briefs actually fail.

We weight every lens equally at review, but they don’t fail equally in practice. Two out of three returned briefs stumble on title clarity. The rest cluster in documentation and mandate authority. The pre-flight checklist exists to keep your brief out of those failure bands.

Our Commitment

Every submission gets one of three answers.

Active

Your brief passed the six-lens review. It enters matching against our developer database immediately, and we contact you to execute a Facilitation Agreement.

Conditional

Your brief is promising, but one specific gap stands between it and readiness. We tell you exactly what it is — and exactly what resolves it.

Archived

The opportunity doesn't meet current criteria. We tell you why. No silence, no vague "we'll get back to you." A clear no is worth more than a slow maybe.

Before You Submit

Complete briefs move fastest. Here’s what you’ll need.

Every field in our format exists for a reason — each one answers a question a serious buyer will ask. Having these ready means your 48-hour clock starts today, not after a back-and-forth.

  • Exact location and land size (specific — estate, street, nearest landmark)
  • Title document type and registration status (C of O, R of O, Deed, allocation letter)
  • Your relationship to the property (direct mandate, representing the mandate, or connector)
  • Asking price or JV terms, and whether they’re negotiable
  • Google Maps pin
  • Minimum 4 photographs — corners, access road, street view, any structures
  • Video walkthrough (a WhatsApp video is fine)
  • Confirmation that the landowner knows this property is being submitted

On landowner confidentiality

Landowner identity is held by Boreal for internal verification only. It is never disclosed until a formal engagement is agreed — and your position in the transaction is protected by our Facilitation Agreement before any documents are exchanged.

The 48-hour promise, plotted.

A promise that has to be kept every time.

Response time is the one metric that decides whether the promise is real. Median answer lands at 22 hours; the tail past 48 is the exception we track and correct — not the norm we tolerate.

Questions

Common questions, direct answers.

Does it cost anything to submit?

No. Submission and review are free. Boreal earns only on deal closure, under a Facilitation Agreement signed before any documents are exchanged.

Will my brief be circulated?

No. Active briefs are matched to specific developers whose documented acquisition criteria they fit. One brief, one matched buyer — never a broadcast.

What if I’m not the direct mandate?

You can still submit as a representative or connector — the format asks for your relationship to the property so your position is documented and protected from the start.

What if my submission is incomplete?

We return it the same day with the specific missing fields identified. The 48-hour review clock starts when the brief is complete.

What kind of properties qualify?

Land and development opportunities in Abuja FCT — for sale, lease, or joint venture. If it falls outside our current criteria, you’ll be told directly, with reasons.

Your property deserves a serious look.

Submit today. Hear back within 48 business hours — whatever the answer.
